The Price Right Tree Farm is an established tree operation in southwestern McCurtain County. This property provides the opportunity to own a marketable variety of uniform trees. The ranch also offers recreation with over 4 acres of surface water capable of being managed for waterfowl hunting. Additionally, the property has 3/4 of a mile of road frontage, available utilities, and the symmetry for many subdividing options.
LOCATION:
This property is located less than 1 mile north of the Red River near Garvin Oklahoma. Access includes 1/2 mile of frontage on Highway 37 and 1/4 mile of frontage on Tree Farm Road (also known as N 4510). It is approximately 2.5 hours from Dallas and 10 miles west of Idabel.
TOPOGRAPHY, RANGELAND & HABITAT:
Approximately 1,100 total marketable trees, including 18 popular species well suited for North Texas and Southern Oklahoma. Tree species include Oak and Cypress; some are irrigated with co-op water and are easily accessible for transport. The highway frontage offers great visibility for advertising. The farm currently employs one person with 30 years of experience caring for and maintaining trees. The topography is very subtle, drains south to the river, and consists primarily of Class 1 loamy soils. Approximately 90% of the property is in the 100 year floodplain. A good gravel base road system and maintained trails allow access to most of the acreage.
WILDLIFE:
There are quality opportunities for waterfowl hunting and managing an attractive duck slough. This property is near the highly productive farmland on the Red River which offers a broad access to available food sources for waterfowl. There are 3 shallow water structures; one is nearly 3 acres in size and all can be supplemented with a water well. This allows management of the water level and planting in these sloughs. Whitetail deer, hogs, and other native species roam this area. There is also a gun range for improving accuracy.
